Home Warranty Program - This is one of the best marketing tools that you can use:
For future home prospects, get an inspection of the property and appliances to offer an Insurance Policy on the home.  This is an excellent sales tool and will make future prospects feel more comfortable knowing that the home will be covered for any future problems.  At the time of this writing, two names come to mind, Old republic Home Protection (Phone: 800 445 6999) and American Home Shield (Phone: 800 776 4663.) 
I personally have American Home Shield on my own residence.
  Homes with warranties sold an average of 60% faster and at a higher price than competing homes in the same area without insurance protection. A home warranty program will cost about $295.00 to $500.00 for basic coverage; this is not a warranty that covers the structure or foundation of a home, it is a warranty that covers appliances, heating, air conditioning, plumbing, stove, any item that can be turned on or off. There is usually a small deductible, but they will repair as needed.
